Residential EPC's

A domestic (residential) Energy Performance Certificate (EPC) displays:

  1. An indication of the CO2 emissions likely to come from the property on an annual basis.
  2. An indication of the current energy usage of the building.
  3. Cost effective energy saving improvements.

Examples: Letting

An EPC is required when marketing residential property to let. The landlord is legally required to make a copy of the EPC for the building available free of charge to a prospective tenant. This could be included with the property particulars and should be in place when the building is being marketed.

Examples: Selling

An EPC is required when marketing residential property for sale. The landlord is legally required to make a copy of the EPC for the building available free of charge to a prospective tenant. When selling mainstream residential property a Homebuyer Survey now requires to be provided and the EPC forms part of this. See the situations where it is likely a Homebuyer report is not likely to be required but an EPC may be required .

The Home Report consists of three documents: a Single Survey, an Energy Report and a Property Questionnaire. The Home Report requires to be made available on request to prospective buyers of the home.

It is usual that the EPC will be provided as part of the Homebuyer Survey.

Displaying the EPC

It is the responsibility of the owner to ‘affix the certificate to the dwelling’ irrespective of whether or not the dwelling is to be sold or rented out. The EPC should be indelibly marked and located in a position that is readily accessible, protected from weather and not easily obscured. A suitable location could be in a cupboard containing the gas or electricity meter or the water supply stopcock.

New Build

All new applications for a building warrant for a new dwelling now require and EPC to be submitted with the completion certificate. Please ensure that we are aware of this when we discuss your requirements with us.

General

New tenancies created on or after 4th January 2009, must be provided with an EPC lease renewals do not trigger the requirement for an EPC.

Although the current situation is that the cost effective improvements do not require to be carried out, by implementing these recommendations the EPC rating will improve.

Where a building comprises of a shop on the ground floor with a residential property on the upper floor then a separate EPC will be required for the non-domestic shop on the ground floor and the domestic flat above. The domestic EPC central register

Before the EPC is issued, it will be registered with the Home Energy Efficiency Database (HEED) held by the Energy Saving Trust via the approved software.
