EPC - What is an EPC?

An EPC displays the approximate Carbon Dioxide (CO2) emissions and energy usage of the building. The building is rated on a scale from Carbon Neutral to A through G.

The building's performance is rated in terms of the energy use per square metre of floor area, energy efficiency based on fuel costs and environmental impact based on carbon dioxide (CO2) emissions. Carbon dioxide is a greenhouse gas that contributes to climate change.

The Energy Efficiency Rating is a measure of the overall efficiency of a home. The higher the rating the more energy efficient the home is and the lower the fuel bills are likely to be. The Environmental Impact Rating is a measure of a home’s impact on the environment in terms of carbon dioxide (CO2) emissions. The higher the rating, the less impact it has on the environment

EPC - Why get an EPC?

Buildings account for 40% of energy requirements in the EU. Energy use in buildings offers the largest single potential for reducing energy consumption and carbon emissions. The mandatory measurement of energy in buildings was introduced to the EU by a Directive that was finally transposed to a local level in Scotland by The Energy Performance of Buildings (Scotland) Regulations 2008.

EPC - The benefits of having an EPC

The requirement for landlords to obtain an EPC is compelling from a legislative and an active management perspective, but in addition they can also help you to reduce running costs, reduce CO2 emissions and make the property more attractive to potential buyers and tenants.

In addition to an owner / landlord of a building being unable to sell or lease a building with no EPC the landlord will be exposed to enforcement through financial penalties and criminal prosecution where no EPC is available to a prospective buyer or lessee.
